LOCATION:               Corporate Office
 
PURPOSE: 
To plan, direct and coordinate activities pertaining to Construction projects on schedule and within budget ensuring adherence to plans, specifications and industrial standards. 
 
EDUCATION: 
Associate’s or Bachelor’s degree in Construction Management.
 
EXPERIENCE: 
Minimum of 5 years hands on field superintendent experience with slab on grade/wood framed construction to include major site development, minimum 2 years multifamily construction, and minimum of 5 years as a buyer in support of construction projects in excess of $5 million.
 
SPECIAL SKILLS:  
Must possess strong verbal and written communication skills, and excellent mathematical skills.  Proficient knowledge with Microsoft Windows environment and working knowledge with spreadsheets and electronic scheduling is required.  Regular travel ability required.
 
PHYSICAL FUNCTIONS: 
Must be able bend, stoop, sit, stand, walk, climb stairs & ladder, to
reach, lift, pull, push, balance, crouch, crawl, kneel and lift or carry weight up to 50 pounds.  May be exposed to inside and outside environmental conditions, chemical hazards, respiratory
hazards, extreme cold for more than 1 hour at a time, extreme heat for more than 1 hour at a
time. The noise level in the work environment may range from moderate to loud.
 
RESPONSIBILITIES:
 
  1. Provide project direction, consistent with our Mission Statement and Guiding Principles through planning, scheduling, controlling project costs, and utilizing other available resources.
  2. Supervise Project Superintendents.
  3. Perform superintendent duties if required.
  4. Estimating as required by advising of potential construction problems or improvements to construction conditions which could affect project costs.
  5. Prepare final project estimate tabulations, and if possible, develop new prices to reduce final project costs.
  6. Negotiate and prepare project purchase orders, subcontract agreements, change orders, and VPO’s.
  7. Prepare all Owner Change Orders.
  8. Monitor quality control as outlined in our Construction Policies and Procedures.
  9. Review and approve shop drawings and submittals.
  10. Review and approve subcontractor and vendor invoices.
  11. Create, review and approve draw applications.
  12. Provide continuing liaison between Construction, Management and Development teams.
  13. Formalize and maintain the construction budget and accurately track all budget changes, and prepare budget reconciliations.
  14. Build and maintain the project schedule, identify and resolve problems as outlined in Construction Policies and Procedures.
  15. Responsible for maintaining OSHA program requirements on all their jobsites, and enforcing safety standards and reporting requirements.
  16. Prepare and present bi-weekly project reports utilizing photographs, Project Progress Reports, Owner Reports, Project schedules, and job cost reports.
  17. Maintain positive relationships with customers, contractors, suppliers and other colleagues by adhering to our Mission Statement and Guiding Principles.
  18. Adhere to established emergency policies and procedures.
  19. Attend staff meetings, workshops, corporate seminars, and assigned training.
  20. Maintain professional appearance and conduct at all times and hold your direct reports accountable for the same high standard expected of all colleagues.
  21. Perform all other related duties as assigned.
 
LICENSES/CERTIFICATIONS: 
OSHA 30 hour certification (preferred), Hoist & Crane Safety certifications, Trenching, Flammable Gasses Safety certifications -- all preferred but not required. 
 
HOURS: 
As designated by supervisor and determined by the needs of the project.  Additional hours may be required due to business necessity and project status'.
 
OTHER REQUIREMENTS: 
Must be able to pass a drug test and criminal history background check prior to employment with us and possess a valid driver license.
